Obtaining a lien search will uncover any title defects, liens, and judgments against the property. It is a must!! Whether you buy from a seller, as part of a short-sale or at foreclosure, obtaining title examination is imperative to protecting your ownership.

With a major shortage in homes, buyers are turning to foreclosures. In a recent 4th DCA case the appellate court didn't sympathize with a buyer that purchased a foreclosed property. Even though he was "new" to foreclosures, the Court held that the buyer should have done his own due diligence and research. Had he performed a lien & judgment search, he would have discovered a superior mortgage on the property.
